Scope of Project

Fordy Marshall were approached by the joint owners of land extending to 2.9 acres immediately adjacent to the Eastern fringe of Northallerton, requesting advice on potential development opportunities. The land was greenfield, unallocated and a potentially speculative prospect. Fordy Marshall prepared representations for the Hambleton Council call for sites and subsequent local plan reviews and at the same time sought developer interest to either purchase on a conditional basis or via option agreement.

The site was introduced to Yorvik Homes and terms were agreed to split the sale into two phases; Phase 1 comprising of land falling within the line of adjoining development, extending to approximately 0.56 acres, and the remainder 2.35 acres as phase 2.

Phase 1 was sold on a conditional contract and this completed in August 2018 having secured detailed planning for 5 dwellings. The phase 2 land is held under option and is currently being promoted for development of a further 30 dwellings.
