The subject land extended in total to approx 2.2 acres and was available for residential development (subject to planning). Our client was seeking either a Conditional Contract, Option Agreement or Promotion Agreement to progress this site.
The land had an estimated SHLAA yield of 31 dwellings and lies approx 8 miles from the A64/A1(M).
Scope of Project
Fordy Marshall were approached by the owner of this edge of the village site, in May 2014 to advise on sale, wishing to capitalise on any development potential the property offered.
The site comprised an area of land totalling some 2.2 acres. Formally an operational horticultural nursery which closed several years earlier and along with a bungalow lived in by the owner.
Part of the property fell within the Development Limits for Ulleskelf, but at the time of appointment Selby District Council were reviewing their Local Plan.
Representations were made to the Local Authority to have the whole site included as a future housing allocation. Fordy Marshall advised the landowner on seeking an appropriate route to achieving planning consent and sale either via. conditional contract, option or promotion.
Following a targeted approach to key developers, terms were agreed to sell the site, conditional on successful planning consent, to Stonebridge Homes Ltd.
The sale exchanged in June 2016 and successfully completed in January 2017.
